Batumi Proposition

Its relevance to branded residences comes from the global buyer familiarity with resort ownership: managed amenities, service, rental usage, waterfront positioning, and lifestyle-led stays. Global branded-residence growth is no longer a niche luxury story. Savills' 2025-26 reporting indicates the sector moving from 764 schemes in December 2024 toward 910 by the end of 2025, while wider market commentary expects continued pipeline growth toward 2030.
The buyer premium is tied to trust: brand recognition, design control, service standards, managed common areas, owner care, and the confidence that the residence is part of a more durable operating ecosystem. Savills has also reported an average global branded-residence premium of around 33%, which is why Georgia's early category timing matters before premiums become fully normalised.
